The complete landlord compliance checklist: gas, electric, EPC and legionella

Beyond MEES, letting a home legally means keeping several certificates current. Here's the full list and the renewal cycle for each.

The recurring certificates

  • EPC — every 10 years; minimum band E to let (band C from October 2030).
  • Gas Safety Certificate (CP12) — every 12 months, by a Gas Safe registered engineer; give tenants a copy within 28 days.
  • EICR — electrical safety report every 5 years, by a qualified registered electrician.
  • Legionella risk assessment — required under HSE ACOP L8; a simple assessment for most rentals, reviewed regularly and on changes.

At every new tenancy

  • Give the current How to Rent guide, the EPC, the gas certificate and the EICR.
  • Protect the deposit within 30 days and serve the prescribed information.
  • Check smoke alarms on every storey and CO alarms in rooms with fixed combustion appliances.
