Frequently asked questions
What is MEES?
The Minimum Energy Efficiency Standards — the law setting the minimum EPC rating a rented home must have. The minimum in force is band E, with a £3,500 cost cap. Government has stated an aim to raise it to band C by 2030 — not yet law.
Is EPC band C a legal requirement yet?
No. Band C by 2030 is a stated government aim, not enacted law, and no implementation date is fixed. A band-C requirement was proposed once before, for 2025/2028, and dropped in 2023. What applies today is band E, a £3,500 cost cap and penalties up to £5,000 per property. We model your route to C anyway — knowing the number is what tells you whether to improve or claim an exemption, under today's rules as much as any future ones.
What if my property is below band E now?
You can't legally let it without a registered exemption, and penalties reach £5,000 per property. We flag it instantly and show the cheapest route back to compliance.
Do I need a new EPC to use this?
No — just a postcode. We pull your existing certificate from the official register, with its ratings and recommendations.
What makes the improvement advice different?
We're built by the team behind government-approved EPC assessment software. Our RdSAP engine models your actual property and sequences the most cost-effective measures to band C — not the generic list printed on the certificate.
Does it cover gas, electrical and fire safety?
Yes — gas safety (CP12), EICR, legionella, fire risk assessments, smoke and CO alarms, deposit protection and licensing, each with its own deadlines and reminders.
